Terms of use

These Terms of Use ("Terms") govern your use of BhooMap at http://localhost:3000 and our apps (the "Platform"), operated by BhooMap Technologies Pvt. Ltd. ("we", "us"). By creating an account or using the Platform you agree to these Terms.

1. What BhooMap is

BhooMap is an online listing and information platform for land, plots, layouts and farmland. Sellers, owners, developers and agents ("Sellers") list properties; buyers and investors ("Buyers") discover them on maps with layout and master-plan overlays. We do not own, sell or inspect the properties listed and are not a party to any transaction between a Buyer and a Seller.

2. Eligibility and your account

• You must be at least 18 years old and able to enter a binding contract under Indian law.
• You sign in with a one-time password sent to your mobile number. Keep access to your phone secure; you are responsible for activity on your account.
• Give accurate information and keep it up to date.

3. Listings and Seller obligations

• You may list only property you own or are authorised in writing to sell, and you must be able to show that authority on request.
• Listings must be accurate: location, boundary, area, price, approvals and documents.
• Projects that must be registered under the Real Estate (Regulation and Development) Act, 2016 (land over 500 sq m or more than 8 plots) may be advertised only after registration, and the RERA registration number must be shown on the listing.
• Agents must hold a valid RERA agent registration where the law requires it.
• We may review, edit for formatting, refuse, suspend or remove any listing, and may mark sellers as "verified" only after checking documents they provide. "Verified" is not a guarantee of title.

4. Buyer responsibilities and due diligence

Before paying any money, Buyers must independently verify title, encumbrances, approvals (HMDA / DTCP / local body), RERA registration, the physical boundary and all other facts with the seller, the authorities and their own lawyer. Never make payments to anyone without verifying their identity and documents.

5. Maps, master plans, travel times and news

Satellite imagery, plot boundaries, layout overlays, master-plan zones and proposed roads, travel-time estimates, video tours and area news are provided for information only. Master plans are proposals of the planning authority and can change, be delayed or be cancelled. Overlays are aligned approximately and may be offset. Nothing on the Platform is legal, financial or investment advice.

6. Subscriptions and payment

• Paid plans are billed in advance, monthly or yearly, in Indian Rupees, plus GST at 18%. Payments are processed by our payment partner Razorpay; we do not store card or bank details.
• Subscriptions renew automatically at the end of each period until you cancel. You can cancel at any time from your Account page; you keep paid features until the end of the period already paid for.
• Refunds are governed by our Refund & Cancellation Policy at http://localhost:3000/refunds.
• We may change prices or plan features with at least 15 days' notice; changes apply from your next renewal.

7. Acceptable use

You must not: post false, misleading or duplicate listings; list property you are not authorised to sell; collect other users' contact details for spam or resale; scrape or copy the Platform or its data; upload unlawful, infringing or offensive content; interfere with the Platform's security; or use the Platform to commit fraud.

8. Content and intellectual property

You keep ownership of content you upload, and grant us a non-exclusive, royalty-free licence to host, display, reproduce and adapt it to operate and promote the Platform. The Platform's software, design, maps styling, layout tools and our compiled data are owned by us or our licensors. Map data and imagery are used under licence from their providers and remain subject to their terms.

9. Complaints and takedown

If you believe content on the Platform is unlawful, infringing or fraudulent, write to our Grievance Officer ([Grievance Officer], [grievance email]). We acknowledge complaints within 24 hours and resolve them within 15 days, in line with the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021.

10. Limitation of liability

The Platform is provided "as is". To the extent permitted by law, we are not liable for any loss arising from transactions between users, the accuracy of listings or third-party data, or reliance on maps, overlays, estimates or news. Our total liability to you for any claim is limited to the subscription fees you paid us in the 3 months before the claim.

11. Indemnity

You agree to indemnify us against claims arising from your listings, your breach of these Terms or your violation of any law or third-party right.

12. Suspension and termination

We may suspend or close accounts that breach these Terms or the law. You may stop using the Platform and request account deletion at any time.

13. Governing law

These Terms are governed by the laws of India. Courts at Hyderabad, Telangana have exclusive jurisdiction.
